Infinite views over the light of the sea

South of Torrevieja and its saltwater lagoon, surrounded by the environs of Alicante’s Costa Blanca, on a privileged lot beside the sea on Punta Prima, is the Sea Senses Residential Complex by Chamizo Arquitectos, a complex with volumes and apartments dedicated fully to the holiday experience.

This project with 280 newly constructed housing units, in two phases, is located on a very flat trapezoidal lot adjacent to the promenade and the beach. There are six new volumes in a large C open to the sea, with the buildings occupying the back and sides of this privileged site, embracing an ample central space set aside for the different recreation and sport areas.

The immediate presence of the Mediterranean Sea becomes the driving force behind the project, which seeks out at all times the visual reference of the surroundings, making this exterior the absolute focal point of the interior spaces.
The housing units, facing in two directions, are distributed in 10-storey towers, plus penthouse, where the semibasement is used for parking, storage rooms and installations. Main entrances and communication centres are articulated from the urban street section, behind the building, focusing the seaside façade on the centrepieces of the apartments.
On the encircling side facing the Mediterranean, the visible concrete structure sets the pace of the composition, highlighting each individual unit. Formally, there are large screened visible concrete pillars that join the different floors vertically and finish each of the volumes, in contrast to the wrought-iron horizontal planes that face the exterior on large curved terraces and balconies that make the complex more dynamic and provide a residential scale to the volumes.

The entire architectural programme aims to make the most of the natural light and the sunny horizon of the Mediterranean, so the selection of a railing system that reinforces the relationship between the interior spaces and this privileged location is vital. That is what led to the selection of the GlassFit SV-1301 model by Comenza, with its sober design and transparent lines that provide continuity to the views.
During the construction process, the adaptation of this system to the curved geometry of the terraces was the greatest challenge in the installation, which was resolved by following a polygonal line that was carried out with precision by the installers. To do that, the Comenza technical office was at the service of all companies involved in the different phases, specialised in making structural safety calculations, load simulations adapted to the project, railing anchor calculations, wind force calculation, etc.
The system was subjected to rigorous physical trials to assure the owners of strict and rigorous compliance with the CTE railings regulations for use on balconies on residential buildings.
